Stamp Taxes Online - The online certificate should be sent to the land registries not the ‘submission successful’ message

We are receiving feedback that some customers are submitting the online ‘submission successful’ message to the land registries for registration purposes rather than the online certificate.

The successful message print off is consequently rejected causing delays. Added to this the online certificate is deleted off the system after 30 days so when the customer re enters the system to access the certificate it is not there, resulting in customers needing to phone our Helpline to ask for a paper copy. This is causing delays as a paper certificate delivered by Royal Mail needs to be issued.

It is imperative that the certificate is printed off when received for registration purposes and that if a permanent record is required, users download the certificate on to their own system.

How to Access the certificate

When users receive the ‘Submission Successful’ message, they should click the button at the bottom of the page that say’s ‘View & save the submission receipt’.

A ‘Privacy Guidance’ page will appear, read the guidance and then click ‘View & save the submission receipt’.

The Submission Receipt/online certificate will appear.

There are two buttons at the bottom of the page one to print receipt and one to save the receipt. Select the appropriate option and or both in turn.

If users have not accessed the receipt at this point and go into the system at a later date to do this;

  • Go into the system and select ‘Submitted Returns’ from the left hand navigation bar
  • Select the return which the submission receipt is required for
  • Select ‘Submission Receipt’ in the left hand navigation bar
  • A ‘Privacy Guidance’ page will appear, read the guidance and then click ‘View & save the submission receipt’
  • The Submission Receipt/online certificate will appear
  • There are two buttons at the bottom of the page one to print receipt and one to save the receipt
  • Select the appropriate option and or both in turn

Users need to remember that they only have 30 days from submission to print and save your online certificate.’
