IHTM23046 - How to make formal
referrals: multi-property valuations
These can be broken down into
- multi-Unit cases, and
- part cases within one Unit
Multi-Unit cases
- These are cases with properties in 2 or
more geographical Units (
IHTM23002). Each referral to a
geographical Unit is treated as a separate case within the VOA (
IHTM23002). A separate request form is
required for each referral. Where similar types of property exist
in more than one Unit, the Units will liaise as necessary. The
co-ordinating role will usually be assumed by the Unit with the
greatest number of properties to value.
- In Multi-Unit cases you should file the
VOA papers retained on your file within a sub- file VOA 6. Each VOA
Unit should be sent
- a VOA 1 or VOA 2
- a photocopy of both sides of the form IHT405, any
professional valuation provided and all relevant supportive
material – see
IHTM23045
- All correspondence with the VOA should be
filed within the VOA 6. Space is provided on the front cover for
noting up, among other things,
-
- the date of issue of the papers to the
VOA
- the names of the Units involved
- date(s) of any reminder(s) sent
- increase/decrease in value, and
- notes on the value reported.
Part cases within one Unit
- These are cases with 2 or more properties
dealt with by different local offices within a single Unit. They
comprise a single case for registration purposes. A case can only
be registered at one location within a Unit. As such, a case
co-ordinator for the Unit will be nominated by the VOA, normally in
the location dealing with the leading property, and that person
will be responsible for ensuring the smooth running of the
valuation aspect as a whole and for reporting and liaising with us.
(The co-ordinator will be encouraged to report progressively, as
individual aspects are agreed, rather than deferring matters until
all aspects have been agreed.)
