IHTM38131 - Land charges: England & Wales: background
In 1925 a comprehensive and radical reform of the legislation relating to the method of holding land took place. The legislation included, amongst other things, the Land Charges Act (LCA) and the Land Registration Act. These two items of legislation created two separate systems of conveyancing:
- Unregistered - where a purchaser would require the production of title deeds to prove the vendor’s right to dispose of the land
- Registered - where a purchaser checks the vendor’s title by reference to the Land Register.
